Job Title: Project Manager (Residential Home Building & Remodeling)
Location: Wauwatosa, WI.
Job Type: Full-time
Reports To: Owner

Position Summary: We are seeking an experienced, highly organized, and results-driven Project Manager to oversee all phases of residential remodeling projects, from pre-construction through project closeout. The Project Manager will be responsible for ensuring projects are completed on time, within budget, to the highest quality standards, and with exceptional client satisfaction. This role requires a strong understanding of residential construction, excellent communication skills, and a proactive approach to problem-solving.
Key Responsibilities:

Project Planning & Pre-Construction:
-
​Review project plans, specifications, and contracts thoroughly.

Follow project schedules, including critical path activities, milestones, and resource allocation.

Understand project budgets and cost estimates. Identify potential issues that could deviate from the set budget.

Coordinate with architects, designers, engineers, subcontractors, and clients throughout the entirety of the project.

Verify the accuracy of delivered materials against orders.
-
Assist with inventory management and organization of materials on-site as needed

Project Execution & Management:
-
Supervise and coordinate all on-site construction activities, including managing subcontractors and suppliers.

Ensure strict adherence to project plans, specifications, building codes, and safety regulations.

Monitor project progress against the schedule and budget, identifying potential deviations and implementing corrective actions.
-
Manage change orders, including pricing, client approval, and execution.
-
Schedule and track all required inspections, ensuring timely completion and accurate documentation. Implement and enforce quality control standards throughout the project lifecycle, ensuring compliance with OSHA regulations and company safety policies.

Communication & Client Relations:

Serve as the primary point of contact for clients, providing regular updates on project status, addressing concerns, and managing expectations.

Facilitate effective communication among the project team, subcontractors, suppliers, and clients.

Conduct regular project meetings (on-site and virtual) to review progress, discuss issues, and make decisions.

Build and maintain strong, positive relationships with clients, fostering trust and ensuring satisfaction.

Project Closeout:

Oversee project punch list completion and final inspections.
-
Ensure all necessary closeout documents, warranties, and as-builts are provided to the client.

Conduct final project review and handoff.

Qualifications:
-
Education: Experienced in trades. Associates or Bachelor’s degree in construction management, civil engineering, architecture, or a related field is a plus as well as relevant professional certifications (e.g., PMP, Certified Remodeler).

Experience: Minimum of 5-7 years of progressive experience in either project
management or trades, for residential new construction and/or remodeling projects.

Technical Skills:
-
Understanding of project management software Job Tread, Builder Trend, CoConstruct or similar software.

Strong understanding of residential building codes, construction methods, and best practices.

Ability to read and interpret blueprints, schematics, and construction documents.
-
Proficiency in Microsoft Office Suite (Excel, Word, Outlook).

Proficiency in trade skill(s): carpentry, plumbing, electrical, etc.

Physical Requirements:

Ability to visit construction sites regularly, which may involve walking on uneventerrain, climbing ladders/stairs, and working in various weather conditions.

Ability to lift heavy objects.

Valid driver's license and reliable transportation.
